Chances are, if you have already decided to buy a new home from Barclay Firth, you will have personally met us and been actively involved in choosing your perfect plot, your favourite designs and colours, and you will already feel comfortable knowing that you are in safe hands.
You see we work with you and support you every step of the way. From your very first contact with us, to initial viewings. From choosing your superb fittings and finishes, through to the exchange process. Through Completion of Sale and the moving in day. And then, beyond that, during our 2-year snagging period!

The Moving in Day
With your new home, we provide you with an especially important, and beautifully designed, ‘presentation box’ which will be waiting for you.
Within the box, along with your Welcome Letter, is a USB stick containing your specific papers, a change of address check list, and all the relevant instruction manuals, certificates, keys, and warranties.
The Welcome Letter lists any important reminders, the utility meter readings, your appliance information and relevant contact details.
Your presentation box should be kept in a safe place as you may need to refer to it time and again. We have thought of everything, so you don’t need to!
A new home from Barclay Firth – Snagging
It is not unusual with a new build that it will take time to settle. And you may see some minor snags within the first few months or even up to the first couple of years as you add furniture, increase movement around the house and you start to build your beautiful home environment around you.
A ‘snag’ is a small defect or problem that remains in your property after the building work has been completed.
We carry out a Snagging Inspection and complete a Checklist for your new home before the Completion of Sale, in line with the LABC and NHBC snagging checklists for new homes.
Where some developers allow a relatively short period of time in which the homeowner can report any such snagging issues, Barclay Firth have an obligation to undertake any snagging for the first 2 years following Completion. We are a phone call or an email away, and we request homeowners to contact us direct should any issues occur.
After this initial 2-year period, the Warranty Cover is taken over by Global Homes Warranties Ltd. These details are also included within the information supplied in your Presentation Box.
With private road developments such as Beech Gardens, Barclay Firth set up a Management Company for the sole purpose of maintaining the site for many years to come. The details are provided via the presentation box upon moving in day with further information about the local area, the wildlife, our company ethos and the benefits for homeowners in scheme participation. The Management Company is 100% owned by the home owners themselves.
